ReDesign

Transforming any room from tired to terrific is the goal in Interior ReDesign. We are passionate about having you fall back in love with the rooms of your home again. ReDesign uses furnishings and accessories that already exist in your home. We rearrange, relocate and revamp for a fresh new look. In just ONE DAY we can recreate a dramatic new space without the time, energy and cost of traditional interior design and decorating.

ReDesign begins with an in-home ReDesign Consultation to determine your personal style, family needs, preferences and challenges. We do NOT ask you to remove items that you love in a room. We take photographs so that we can study the needs of each space and then design solutions. With your approval, we make an appointment to return on another day for the actual ReDesign. At the end of that day, you return for the BIG REVEAL of a brand new space for you and your family.

ReDesign Consultations: from $99

Initial consultation includes a thorough interview and inventory of client’s likes, dislikes, family lifestyle needs and room function. 1.5 hours is usually necessary.

Room ReDesign: from $225

Price is determined by the needs and size of room(s) and includes travel, the redesigner and an assistant (if needed).  In a redesign we use what the client already owns and we may move furnishings, artwork and accessories in or out of a one space from others in the house. 

Redesign gives rooms a pulled-together, designer-look for much less money than hiring an interior designer.  All elements and principles of good design are considered in a ReDesign.  We do not try to sell anything to our ReDesign clients.  If new items are requested by the client, we are happy to assist with those decisions.  We can provide custom furnishing, window treatments and accessories if desired. A portion of the original Redesign Consultation fee will be applied to the ReDesign if the work is scheduled soon after the consult.

Real Estate Home Staging

In the first 15 seconds that a potential buyer spends in a house, they often decide if they are interested in buying that house. Also, most home buyers browse the internet for houses before they actually make appointment to see any house.  Thus, GREAT listing photographs are extremely important.

Professional, low-cost staging adds the drama and WOW-factor that makes buyers want to spend more time looking at a home.  Staged homes are set apart from their competition and in this market, this is crucial.

We rearrange, renew and relocate furnishings, artwork and accessories to make this HOME FOR SALE look like a comfortable MODEL HOME.

For vacant homes we can provide everything that’s needed for a MODEL HOME look.  Contrary to popular belief, vacant homes DO NOT sell as quickly or show as well as furnished, professionally staged homes because most buyers cannot visualize what a space could be, when it’s empty and cold.  Also, most vacant rooms feel smaller.  With the addition of furnishings buyers can “see” the actual, usable square footage and how it can be used.  We have a large inventory of furnishings, artwork and accessories available for rent.

Each staging starts with an in-home Staging Evaluation/Consultation to identify the positives and negatives of each house and to review the 6 important steps to properly prepare a house to be marketed.

CONCEPTUAL OR VIRTUAL Staging:

This “staging” is done only on the computer.  The purpose is to provide the sellers and the Real Estate Agent with photographs of what the house “could be”.  We start with a before photo and stage using virtual props and accessories to maximize the appearance of any space without the expense of actually having a professional stager visit the home and make the necessary changes.  This method of “staging” is clearly marked as “computer designed/virtual staging” on each photograph so as not to confuse potential buyers as to what they are actually seeing.  We can paint the walls, cabinets and woodwork, remove outdated items and replace with more updated inventory.  We can “declutter” any space and show improved space planning and traffic flow.  This type of “staging” does not replace actual “hands-on” work but it can provide sellers & agents with powerful tools to help SELL houses. The bathroom photos, on the left, are just one example of virtual or conceptual staging.

Home for Sale or Rent, Staging Evaluation/Consultations:

Written Staging Evaluation/Consultation: from $99

Price is determined by the size of the home.
Included is:
1)a walk-through of all rooms taking from 1.5-2 hours from the front yard to the back yard, 
2) a detailed report booklet with room by room descriptions of what to-do.   
3) a thorough discussion with the seller on the steps needed to properly prepare their property FOR SALE.
4) prioritizing what to do before the showcasing of the property. 
5) Professional Stager will photograph each room and demonstrate to the property owner why staging is critical for MLS listings and website tours. 

This full-on fee includes 15 minutes of phone assistance after the consultation to assist with any questions and/or concerns. Our team can return to take AFTER photos for a nominal hourly fee and a visual slideshow will be created if requested. 

  
Written Staging Evaluation/Consultation + Follow-up Visit: from $150
Included is all of the steps in the above consult plus a return visit by our professional stager to assist with making the property market ready.   Sometimes what seems like a little issue can make a big difference. 
 

Home FOR SALE or FOR RENT Showcasing: from $225

This is the process that occurs AFTER the initial Evaluation/Consultation is completed.  This is hands-on and intensive problem solving with a plan.

Price includes cost for travel and redesigner. If an assistant is required additional costs will apply. Showcasing a house sets it apart from the competition. Showcasing is NOT personalized to suit the décor preferences of the seller. It is meant to appeal to a targeting group of potential buyers so that they can see themselves living in this house. Showcasing gives a home DRAMA and adds the WOW-factor that makes buyers’ remember this particular home. Showcasing is best completed before the house is listed but will also help with a house that is lingering on the market with little interest and/or no offers.   

We have furnishings, artwork and accessories available for rent for some occupied and most vacant properties.

Property Tweeking: from $99
If you are a do-it-yourself home stager, we can come in when you are done with what you know to do and help you finalize the process. 

NEW, Photo Shoot Staging Service:

Make sure your property/listing looks it’s BEST before a professional photographer shoots the pictures.

The Photo Shoot Staging service includes:    Main rooms: including living, dining, kitchen, master, baths staging on the day of the shoot.   We use what the seller already owns and we work ahead of the photographer setting the stage for the BEST possible photos.   After the photo shoot, all of your furnishings and accessories are returned to their original placement.

Color and Design

Decisions about color and paint are often the most important and the most difficult decisions for homeowners to make. A private in-home color consultation will give you the color confidence to make better color decisions to suit the personalities that live in a home and to fit into the design of a space. We always take into account our client's personal design aesthetic, and we do not impose our design preferences here.

These consultations take into account your plans for the room, the use of the room(s) and the furnishings that will occupy those spaces. Good color design helps pull adjacent spaces together and gives rooms a more coordinated and cohesive designer feeling. Gain the knowledge to make good color decisions in just 1-2 hours.

Color & Decorating Consultation:  from $99 

These consultations assist with decisions on everything from paint color selections to furniture & accessory purchases to flooring decisions and much more. If you need a jump-start on getting a pulled-together, fresh NEW look, this is a good place to start. You no longer need to live with white walls, outdated window coverings and furnishings.

Virtual Color Consultation:
from $40 per image with 3 colors each image

If you want ideas on color choices but don't know where to start or can't visualize how a color will look in any interior room or on the exterior of your house, this is a quick and easy solution.  Send us a good photo of the space and we will "paint" it and offer 3 different color options.  The photos on the left are just one example of a virtual color consult for a home exterior, with the end result of the completed job.

 

Shopping Services

We know where to find the bargains and pass the savings onto the client. If your time is limited or you don’t know where to begin this is an easy answer. Shopping services use local & out-of-town retailers and internet or catalog sources.

Group Presentations

Presentations are designed to meet the needs of the audience and range from 20 minutes to 3 hours. Topics include: creating focal points, artful accessorizing, adding pizzazz to rooms, using color to enhance interior spaces, the art of wall arrangements and many more.
